  • Time Sensitivity: It's important to act quickly when reviewing a builder agreement. Typically, you have a 10-day window from the date of signing to have the agreement reviewed by a lawyer. We will confirm whether this review period applies to your agreement. Missing the review deadline may result in being bound to the terms of the agreement without recourse, putting your deposit at risk and exposing you to potential legal action if issues arise.

  • Builder Reputation: We highly recommend researching the builder’s reputation before proceeding. Verify that the builder is registered with the Home Construction Regulatory Authority and check the ratings and reviews of their projects online. Make sure the builder is reputable and insured under the Tarion Warranty program to safeguard your deposit.

Fee Structure

  • Comprehensive Written Review: For a full written review of the builder agreement, our legal fee is $495.00 + H.S.T. This service includes:

    • A detailed written E-report highlighting the key concerns and hidden costs.

    • Recommended changes to the agreement.

    • Issuing a formal letter to the builder proposing amendments.

    • Reviewing the builder’s response to our proposed changes.

    • Attending to any amending agreement between our office and the builder’s lawyers.

  • Verbal Review: If you prefer a verbal report, our fee is $395.00 + H.S.T. This service includes one follow-up letter to the builder addressing any major concerns.

Payment and Submission

  • We accept Interac e-transfer for payment. The full amount must be paid in advance to mylawyer@bellnet.ca, and auto deposit is set up, so no password is required. Once payment is made, email your builder agreement to yourlawyer@bellnet.ca for our review.

Time Considerations

  • Review Time: We require at least three business days to complete a thorough review of your builder agreement. If we do not have sufficient time to conduct the review, we may be unable to accept the case. In such instances, we recommend contacting the builder’s office immediately to request an extension of the review period to ensure there is ample time for us to provide proper legal guidance.
